Belt vs. chain vs. jackshaft — quick guide
Belt-drive
A rubber-and-steel reinforced belt instead of a chain. Significantly quieter — important if there's a bedroom over the garage, or if the garage is attached. Our most common recommendation for attached Ottawa homes.
Chain-drive
A traditional metal chain. Slightly louder, slightly less expensive, very durable. Fine for detached garages, shops, and homes where the garage isn't beside a living space.
Jackshaft (wall-mount)
Mounts on the wall beside the door instead of on the ceiling. Frees up the ceiling for storage racks, makes high-lift door configurations possible, and works well with shop hoists. Usually paired with a LiftMaster 8500W.

When to replace vs. repair
If your existing opener is 12+ years old and the logic board has failed, replacement is usually the smarter call — the new motor warranty, quieter operation, and smart-home features more than offset the install cost. For openers under 8-10 years old with a single fixable issue (sensor, gear, remote), opener repair is usually the better play. We'll give you both options honestly after diagnosing the unit on-site.
