TOHO & Northland R12 to R18 1-4 week lead time

Your garage door is one of the most used moving parts of your home. When it's done — really done — a replacement is the right call. Liftime helps Ottawa homeowners choose the right new door, orders it, removes the old one, and installs the new one properly. No pressure, no upselling, no guesswork.

When to replace vs. repair your garage door

Repair is almost always the right answer for mechanical parts — broken springs, snapped cables, a worn opener, rollers that rattle, hinges that squeak. These things wear out, they're replaceable, and a good repair extends the life of an otherwise sound door by years. We do a lot of repair work and we're glad to do it.

Replacement makes sense when the door itself is the problem. Specifically, we recommend replacing when:

  • Panels are badly dented or rusted through — structurally compromised panels can't be patched back to a safe, weather-tight state
  • The door is uninsulated and your heating bills reflect it — an old uninsulated steel door in an attached Ottawa garage is essentially a giant cold wall
  • The door is 20+ years old and replacement parts are no longer available — at that age, the next repair may be impossible
  • The bottom section has rotted out — common with older wood doors, and once the bottom rail is gone the whole door is compromised
  • The door was hit by a vehicle and the frame is bent — a bent frame puts uneven stress on everything and no amount of adjustment fixes it

We'll always tell you honestly whether repair or replacement is the better call. We don't push replacement if a garage door repair will do the job. If the door is worth saving, we'll say so.

What garage doors we install in Ottawa

We carry two lines for residential garage door replacement: TOHO and Northland. Both are Canadian-made, polyurethane insulated, galvanized steel — built for the temperature swings Ottawa puts doors through year after year.

TOHO is our primary recommendation for most Ottawa homes. They make six residential models — the Classic 300, Coach House 400, Heritage 500, Carriage 600, Modern Flush 800, and X-Finity — covering everything from traditional raised-panel to clean contemporary flush. R-value options vary by model, and lead time is typically around one week from order. See our full TOHO garage doors page for details on each model.

Northland offers R12 and R18 insulation grades across seven panel styles, giving homeowners a solid range of looks at both insulation levels. Lead time runs 2–4 weeks. If you want a specific panel profile that TOHO doesn't carry, Northland is often the answer. See our Northland garage doors page for the full lineup.

Both lines come in a wide range of colours, with window insert options available on most models. We'll bring samples and walk you through the choices in person.

Garage door replacement process — what to expect

We keep it straightforward from first call to finished install:

  1. Phone or on-site quote — We start with a call or a visit to your property to assess the opening and understand what you're looking for.
  2. Measure and confirm size — We measure the opening precisely. Standard sizes are common, but we verify every time — openings vary more than people expect.
  3. Place the order — Once you've chosen the door and confirmed the quote, we place the order with the manufacturer. We confirm lead time before scheduling.
  4. Removal of the old door — On install day, we remove the existing door, tracks, torsion hardware, and all associated hardware. Everything comes out cleanly.
  5. Installation of the new door and hardware — New panels, new torsion spring sized to the door's exact weight, new lift cables, new galvanized tracks.
  6. Opener compatibility check — We verify your existing opener works with the new door. If there's an issue, we flag it and discuss options before proceeding.
  7. Cycle test and balance — We run the door through multiple cycles, check spring tension, and confirm it's balanced and moving smoothly.
  8. Weatherstripping — Bottom seal and side seals installed and confirmed weather-tight.
  9. Cleanup — Old door, old hardware, packaging — all hauled away. Your driveway is clean when we leave.

The whole process is typically a single day. We'll walk you through the door before we go.

Garage door replacement cost in Ottawa

We don't publish flat prices online because the garage door replacement cost in Ottawa depends on several variables that affect the final number significantly. Here's what drives the cost:

  • Door size — An 8×7 single-car door and a 16×7 double-car door are not in the same ballpark. Most Ottawa homes have 9×7 singles or 16×7 doubles; some newer builds have 18-wide openings.
  • Insulation grade — R12 and R18 doors have different price points. For attached garages in Ottawa, R12 is the practical minimum; R18 makes a meaningful difference in temperature control.
  • Model and style — A flush contemporary door and a full carriage-house model with decorative hardware are priced differently, even at the same size.
  • Opener — If your existing opener is compatible, you keep it. If it's old, underpowered for a heavier insulated door, or you want an upgrade, we price that in separately.

Old door removal and disposal is included in every replacement quote — there's no separate fee for hauling the old door away. You'll receive a written quote before any commitment. We don't start work until you've approved the number in writing.

Insulated vs. non-insulated — does it matter in Ottawa?

Yes, absolutely. Ottawa winters regularly hit −30°C, and an uninsulated steel door has an R-value of roughly 2 — essentially a sheet of metal between your garage and the cold. For detached garages used only for parking, that's livable. For attached garages — where the garage wall connects directly to your home — that cold transfers into your living space, into the floor above the garage, and into your heating system.

Polyurethane-core insulated doors at R12 or R18 make a noticeable, measurable difference in garage temperature. An R18 door in an attached Ottawa garage means a warmer floor in the room above, less work for your furnace, and a more comfortable space if you spend any time out there. The cost difference between an uninsulated and an insulated door at time of replacement is modest compared to years of higher heating costs. For any attached garage in this climate, insulation isn't a luxury — it's the practical choice.

Removing and disposing of the old door

Old door removal is part of every replacement job — it's not an add-on, and there's no extra fee. We remove the old door panels, the old tracks, torsion hardware, springs, lift cables, and any worn mounting hardware. Everything gets loaded into our truck and hauled away. If your old door is steel and recyclable, we recycle it. When we finish, the only thing in your garage opening is the new door. Your driveway will be clean.

If you're also replacing the opener at the same time, we remove and dispose of the old opener unit as well — same deal, no separate disposal charge. See our garage door installation page for more on what's included with every Liftime install.

Frequently asked questions

How long does garage door replacement take?
Most replacements are a single-day job. We remove the old door in the morning, install the new one, test and adjust everything, and are done by end of day. Complex situations — like a bent frame that needs repair first — can push things to a second day, but that's the exception.
Can you replace just one panel instead of the whole door?
Sometimes, yes. If the door is relatively new and the manufacturer still produces that panel in the same colour and texture, a single-panel swap is possible. We'll check availability for you. If the door is older or the panel is discontinued, a full replacement usually makes more sense than mismatched panels.
How long does it take to get a new garage door in Ottawa?
TOHO doors are typically available within about 1 week of order. Northland doors run 2–4 weeks depending on the model and configuration. We'll confirm the exact lead time when you book — and we won't schedule the install until the door is confirmed in stock.
Do you remove and dispose of the old door?
Yes, included. We remove the old door, tracks, and hardware as part of every replacement. We haul everything away — there's no separate fee, and your driveway will be clean when we leave.
What's the most popular garage door for Ottawa homes?
The TOHO Carriage 600 and Heritage 500 are consistently our most requested models, particularly in R12 and higher. They suit the mix of brick, stone, and traditional homes common across Ottawa, Kanata, and Barrhaven — and they hold up well through Ottawa winters.
